Annual Operating Budget:
An Operating Budget will not prevent problems from happening. It does, however, assist with the proper planning of cash flow, deferred maintenance, and any additional capital required. The Operating Budget is a key element in providing cost control and quality management. The Budget must be in harmony with the Clients goals and objectives. Therefore a good understanding of the Owner’s short and long term goals is necessary for a realistic budge.
Reconciliation of Expenses:
At the end of each year we reconcile all expenses associated with the operation of the property. The reconciliation of expenses adjusts the tenant’s share of expenses according to the Lease. Complete and accurate reports are provided to Tenants with the appropriate back up information on all expenses that the owner is entitled to recapture.
